Window Sash Repairs

Window sashes need to be checked regularly for mold, mildew and damage. If you catch these issues early, you can save money on future repairs.

The sash is the interior framing that can be moved vertically either up or down in windows that are open. This article will teach you how to do simple repairs to sash.

Weather Stripping

Wood window sashes add the classic look to your home. If properly maintained, can last for years. However, they can be damaged or degraded over time due to exposure or normal wear. However, sash repair experts can restore your windows back to their original condition and keep them looking great for much longer than newer replacement windows.

The first step for repair sash windows is to address weather stripping, which is found on both the sash and frame. It could cause drafts if damaged or is loose. To fix it, start by finding your window brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its width and height, so you can find the appropriate weather stripping replacement to match.

Then, you can remove the sash from its holder, and place it on an even surface that allows you to see all four sides. If your sash was double-hung, remove the ropes and weights that should be buried inside the jamb lining. After you've removed the sash using a utility knife, you can use it to cut off the weather stripping from the corners, and then remove it by hand or repairmywindowsanddoors with a putty knife.

After the sash has been cleared, you can install parting stops. These are long pieces that separate the sashes. Pam prefers to use standard 1/2-inch by 3/4-inch window trimming from the lumberyard. However, you could also substitute a scrap piece of wood.

After removing the stoppers for parting and trimming them to the desired length, apply a thin layer of glazing compound over the bottom of the sash. Smooth the compound with your putty knife, then let it dry for at least a few days. When the putty is fully cure it is possible to apply an acrylic latex topcoat. This will protect the putty, and give your sash an updated look.

Sash Hardware

The hardware that holds window sashes is prone to wearing out from the wear and tear of use and the result could be a door or window that isn't able to open or close easily. It's important to know that replacing or fixing this hardware is usually easy and affordable. If a sash becomes difficult to operate, try spraying some oil into the jamb channel and then open it to see if that resolves the issue. If the problem persists, it is most likely the sash balance. You'll need to take off the window sash to get access to this part of the hardware.

Ideally, window sashes must be able to open and close with minimal effort but this can be an issue if the weights become worn or if the sash that joins rail isn't properly glazed. This issue could be caused by a variety of reasons, such as the lack of maintenance or the wrong weight rating for the specific sash.

If the hinge arms of a window are beginning to slide, this could cause the sash to slide and eventually hit the frame in the corner that's in the opposite direction of the hinge arm (Photo 1). To correct the issue ensure that the sash is in the proper position within the frame opening, and then remove it. If the sash is attached to the hinge arm, remove the hinge and replace it. (Photo 2). Install the new sash (Photo 3).

Old windows, particularly those in older homes, can be difficult to open and close because of sagging hinges and general lack of energy efficiency. In most instances, a few minor repairs can turn these windows into smooth operation for the first time and save the homeowner cash on energy costs.

It is essential to have the tools you require before you begin. Begin by marking the position of the hinge channel on the frame with pencil (Photo 1). This will allow you to place the channel in the proper location after you've completed. Then, remove the sash, and then remove the hardware including the beads that separate (Photo 2) and the chains or cords which hold it in place. Soften any putty that has been hardened with an electric heat gun set to medium and fitted with a shield for the nozzle. Take off the old sash and put it in a bag labeled.

If your window sash repairs are to replace a damaged cord or to ensure that the windows are functional, replacing worn out sash weights will improve sash operation and help reduce energy costs. Sash weights are made of heavy lead or iron cylinders that are encased in a concealed cavity and attached by ropes to the movable window sash. They are counterbalancers, allowing the window to be opened and closed without the need for mechanical or electrical devices. The sash weights are often disregarded or disabled by homeowners, and are turned into scrap when they break; therefore, you may need to locate replacements.

A weight in a sash that has fallen out of the cavity is difficult to recover, so you will want to locate a new one that is suitable for the. You will also require a fresh piece of string, a length of sashcord and some sashpulleys to tie the weights you are replacing to the cord.

Mortise and repairmywindowsanddoors Tenon joints are used to join old wood windows. The wood pegs that keep the parts together can be removed using pin punches and hammers. Most of them have an enormous diameter on one side and a smaller one on the other, so it is essential to remove the small-diameter sides first. Later sashes used glue instead of pins. They can be cut by using a knife and mallet.

Once the sash has been released, you can remove the sash stops and gain access to the weight pockets. This is usually done through tiny holes at the bottom of every jamb. The hole is surrounded by the wooden panel which can be removed to reveal the inner workings.

After the sash has been stopped and the access panel has been removed, you can take off the weight you used and replace it. Make sure you weigh the sash prior to you do this, since the weights that were previously used may be different in size from what is needed. Once the new weight is installed, tie a string to it and then thread it through the pulley for the sash. Then attach the string to the frame, leaving a few inches of string sticking out from the head for future adjustment.

Sash Cords

The majority of double glazing Uxbridge-hung windows with a history include a chain or cord attached to the weights which supports and keeps the sashes level in the jamb. Over time, these cords could break, making it impossible to raise the window. A new sash cable will restore the ability to raise and lower the sash, and ensure it stays in place when opened.

To replace sash cords, the first step is to remove the access panels from the jambs. These are usually nailed or screwed in and must be removed or moved. You may be able to employ a hammer and chisel for removing them however, it is always best to lay down dust sheets prior to commencing any work.

After the access panel has been removed, you can begin working on the sash. Utilize a flat bar or chisel, to pry the small parting beads out of their grooves. It is important to take your time because they are usually wedged or nailed in place. If the sash is still in place, break the mortise and the tenon joints by using the help of a hammer and pin or screwdriver, then unhook the wood pegs on each component. You should now be able to move the sash around freely, though it will probably need some oiling if it seems stiff.

With the sash in an open position With the sash in an open position, measure the sash chain or cord to reach from the pulley in the top of the jamb to the sash slot on the bottom. Cut the cord/chain and then fix it as described in the previous step. You can either use a hammer and nail or screws, but nails are less likely to cause damage.

It is recommended to keep the weights that came with the original counterbalance unless you've purchased a kit that will replace the counterbalance that was previously installed. They're not costly and are easy to install if purchased them at architectural salvage stores. Depending on the size of your window, one or two sashweights might be required to keep it open.
