A gap between the top or bottom of the sash and the jamb frame is an issue that is common. This can cause the leaking of moisture and rotting of the wood, and mould growth. Seal the gaps with silicone, polyurethane or foam sealant.

If a gap is preventing the windows from closing and opening easily, it could be necessary to put in new spring bronze or sash runners. These are a type of bronze that are stapled or nailed to the edges of the lower sash in order to prevent sideways rattle, and they can be purchased at DIY stores. Tubular vinyl weather-stripping is an alternative option, but it has a tendency to tear, and can affect the appearance of a window.

When replacing sash runners it is essential to take full measurements of the window opening. It is best to take measurements from the top of the sash up to the horizontal centerline on the meeting rail and from the bottom sash down to the sill. These measurements can be incorporated into the new runners, which will ensure a perfect fit and better operation of the window.

In older structures there is a larger gap between the sash and frame at the leading edge. It is possible to draught proof by using a self-adhesive V-strip, but it is important to account for this when measuring and cutting the material.

The strip should be cut at the height of the sash with an inch added on each side to allow movement. It should be cut squarely and placed to match the angle of the sill. Make sure to use stainless steel screws since brass may be rusty. Also, use a high quality silicone or polyurethane glue.
