Window Sash Repairs

Sashes for windows must be inspected regularly for signs of mold, mildew and other damage. If you catch these issues early you will save money on repairs in the future.

The sash is an interior frame that can move up and down vertically in windows that are open. This article will demonstrate how to perform several simple repairs to the sash.

Weather Stripping

Wood window repairs sashes provide a classic aesthetic to your home. When properly maintained, they will last for many years. They can, however, get damaged or deteriorated over time due to exposure or normal wear. However, sash repair experts can restore your windows to their original condition and keep them looking great for a longer period of time than replacement windows.

The first step for sash window repairs is addressing weather stripping, which is found on both the sash and frame. If it's worn or loose, out, it could cause drafts and other issues. Ideally, window sashes must swing open and closed with very little effort, but this is a difficult task when the weights wear out or if the sash's meeting rail isn't properly glazed. This issue can be due to many factors that include the lack of maintenance or a mismatched weight rating.

If the hinge arms of a window are beginning to slide, this could cause the sash to slide and eventually strike the frame in the corner opposite the hinge arm (Photo 1). It is best to keep the weights that came with the original counterbalance unless you have purchased a kit that will replace the counterbalance. They are not expensive and easy to install if you purchase them from architectural salvage stores. Depending on the size and shape of your window, you may need to use one or two sashweights to keep the sash open.
